Hamburg, 01/02/2024 – In Düsseldorf, the well-known DUO Campus is being transformed into one of the city's most sustainable existing buildings and one of the most attractive office properties in the Grafenberg district as part of an extensive repositioning programme. As the name suggests, the office complex in a central, eastern location to the city centre consists of two parts, the 60-metre-high tower visible from afar and the adjoining low-rise building on eight floors. Both parts of the building have a total lettable area of 34,300 m².
How modern and sustainable the DUO Tower will be
The DUO low-rise building has already been extensively revitalised in the past. Following the purchase for a German special fund in 2020, the takeover of asset management by Quantum and the departure of the long-standing tenant, the tower is now being revitalised, too.
On 18 floors and around 10,000 m² there will be open and light-flooded office worlds. A lavishly redesigned lobby, a bistro with an outdoor terrace and a fitness area including showers round off the offer.
"We are creating modern working environments which, thanks to the exposed location of the DUO Tower, allow for far-reaching views. The completely refurbished building will achieve LEED Gold and DGNB Gold accreditation as well as a Wiredscore Gold certification for the digital infrastructure The building operation of the property is also in line with the requirements of the Paris Climate Agreement. This has been confirmed by our Climate Tech Partner right° on the basis of scientific evidence," says Arndt Buchwald, Managing Director of Quantum.
The DUO Tower is expected to be ready for occupancy in autumn 2024, and re-letting is starting now. Colliers is acting as consultant and marketing partner as part of a lead broker mandate. More information at: duo-offices.de
Low-rise building fully let
Douglas, Ubisoft, FrieslandCampina and Techniker Krankenkasse are among the well-known tenants of the low-rise building. "We see the long-term extension of all existing leases as confirmation of the quality of the location and building," says Florian Voigt, Team Lead Asset Management Commercial at Quantum. "We are particularly pleased that Douglas, a global perfumery chain, has even expanded its corporate headquarters in DUO to over 10,000 m²."
The diverse tenant base creates an inviting campus atmosphere at DUO, which enables exciting and cross-industry encounters in the shared areas, e.g. in the tower's bistro. The DUO Campus has plenty of parking spaces for cars and bicycles as well as optimal connections to public transport and the motorway. The installation of e-charging points is planned in the underground car park.
