Completion of Ipanema: 520 new rental flats at "Hamburger Stadtpark"

Everything on schedule: The first construction vehicles rolled onto the former Oberpostdirektion City Nord site at the end of 2020. Now, just three years later, the 523 rental flats in Ipanema are ready for occupancy. Quantum acquired the 366 privately financed flats for Bayerische Versorgungskammer and now manages them as assets. The 157 subsidised flats are part of the SAGA portfolio. The urban neighbourhood will be complemented by a daycare centre, commercial space and an office tower, which the traditional Hamburg bank Berenberg will move into as its new headquarters after completion at the end of 2024.

Ipanema: Living in a new dimension

Curved lines, organic shapes, extensive green spaces. This is the fascinating architecture of Ipanema. However, the modern and green neighbourhood is not only impressive from the outside, but also from the inside. The 1- to 5-room flats (33 - 160 m²) are furnished to a high standard, including a fitted kitchen, floor-to-ceiling windows and parquet flooring. The digital concept is also worth highlighting: "From an innovative online rental process to a smart neighbourhood app to control the digital features and communicate with the management, everything has been thought through," says Knut Sieckmann, Managing Director of Quantum.

Hamburg-based property manager Reos is responsible for the digital infrastructure, including the Ipanema app, management and letting. "The first residents have been moving into the neighbourhood since November and are being familiarised with the digital components in Ipanema right away. Appointment slots can be booked online for flat handovers and all relevant information on moving day can be found at a glance on a special landing page," says Christian Behr, Director Property Management at Reos.

Digital Features, that make everyday life easier

Another special feature: documents such as the tenancy agreement or the handover protocol can be viewed later at any time via the Ipanema app. Tenants can also benefit from the following services after moving in: free WiFi outside, digital consumption values for heating and water, door opening via app, parcel boxes and much more. For cycling enthusiasts, an e-cargo bike sharing scheme will also be set up in the neighbourhood. There is also a bike repair point and thirteen e-bike rooms with charging points for six to ten electric bikes each.
