An important milestone has been reached. Acquired almost a year ago for a club of professional pension funds from Berlin, Quantum celebrated the topping-out ceremony for the Neuhavn residential quarter in Hamburg's HafenCity today. Around 300 guests attended the event on construction site 84 a+b in Baakenhafen, including Hamburg's Senator for Urban Development Karen Pein. And the prospects are still good, with the development of the quarter right on schedule.
By the end of 2024, over 200 modern rental apartments designed by Fletcher Priest Architects and DFZ Architekten will be built on an area of around 20,500 m². The diverse quarter will be complemented by around 3,800 m² of usable space for offices, restaurants and stores as well as spacious green areas and playgrounds for children, inviting them to linger and relax. A long-term lease has already been signed with the Loki Schmidt Foundation for 600 m² of office space. An exhibition space on the terp floor is also included.
Sustainability and diversity are key
"It is impressive what is being built here in a prime location in HafenCity: Over 200 new apartments with lots of green space and a view of the water, almost half of which are publicly subsidized - residential construction is still possible in Hamburg and can also be socially just and affordable. Additional green spaces and playgrounds in the inner courtyards, an EH 55 standard that has been awarded the HafenCity Platinum Ecolabel and the first exceptional office tenants, such as the Loki Schmidt Foundation, make Neuhavn am Baakenhafen a special showcase project," says Karen Pein, Senator for Urban Development and Housing.
Of the total of 206 apartments, 27 are being offered in "1. Förderweg" and three more in "1. Förderweg" with WA commitment. In addition, 62 apartments are available in "2. Förderweg". There are also 83 voluntarily rent-controlled apartments. All have modern, high-quality fixtures and fittings and are barrier-free. The first residents will be able to move in at the beginning of 2025.
Attractive location and mobility concept
"The Neuhavn district impresses with its direct location on the waterfront and quick accessibility as part of the smart mobility concept of eastern HafenCity, including good public transport connections, extensive bicycle infrastructure and car sharing options. Almost 500 parking spaces are available for bicycles. The building's own underground parking garage will provide 80 parking spaces for cars and ten car-sharing spaces," says Philipp Schmitz-Morkramer, CEO of Quantum Immobilien AG, adding: "We would like to thank everyone involved for their commitment and are proud to bring the project onto the home straight."
